1. What does SIMDAR ÎÎD present?
SIMDAR Ltd. is a construction-investment company , established
with the set purpose – implementation of the ATUREN Project.
The partner-companies have a rich experience in various spheres
of business related to Project implementation: construction,
design, sales, development of real property acquisition and
management etc.
2. What does ATUREN Project present?
The ATUREN project presents construction of residential district
for permanent living in, located within Stara Zagora area.
Special feature of the project is “comfortable living environment”,
which the residential district will provide to its inhabitants.
High-quality construction, spacious floorage, well arranged
environment, complete public and sales servicing, security,
cleanliness and quietness are the main features of this comfort.
The project includes construction of two-storey one-family,
two-family and standard houses, small and large public centers
and a chapel.
3. What are the project realization
stages?
When will the project be completely finalized?
The ATUREN residential district will be realized in five stages,
by using up-to-date construction technologies. Implementation
of construction schedules is guaranteed by narrow specialization
of individual sub-contractors. The total project covers over
300 houses and about 50 public, sales and other servicing buildings.
It will be completely finalized by 31.12.2011.
4. Will there be built technical infrastructure
and in what way?
The whole technical infrastructure of the district will be built
by the investing company. There will be available separate sewerage
systems, continuous water supply of required capacity, gasification.
Power supply and telecommunication systems will be set up.
5. Will there be sufficient lawns and space
for children to play?
According to the Project there will be sufficient lawns and parks.
A kindergarten will be opened. All individual yards will be given
to the owners well arranged and laid out.
6. What public services will be offered?
The public-servicing centers which will be constructed within
the project will offer the sales, communal and public services
– fLtd.stuffs store, hairdresser’s and cosmetics parlors ,
a consulting room, a dental surgery, a drug store, a kindergarten,
cafes, catering establishments, sports and entertainment facilities
etc. There will be a bank and post office. A package of services
will be offered to the owners, related with maintenance of
their estates – planting and maintenance of yards, security,
fire alarm etc.
7. Will there be available
a sports-entertainment centre?
The sports-entertainment centre will be built simultaneously
with construction of the third stage of housing construction.
The Centre will include a SPA Hotel – international brand,
a swimming pool, tennis courts and other sports facilities.
The sports- entertainment centre will be open for all citizens
and visitors of Stara Zagora.
8. n what way the management and maintenance
of common areas will be performed? (streets, lawns, alleys
and equipment)?
Maintenance of common green areas, alleys, sidewalks and parks
will be performed by SIMDAR Ltd. or by a specialized company
rented for this purpose. The cost of this maintenance will be
included in the minimum obligatory services package used by inhabitants
of the district.
9. How will security be guaranteed in the
residential district?
The Residential district will have 24-hour security guard. The
cost of this service will be also included in the minimum obligatory
services package. There will be made a fence around the district.
10. Will there be organized public transport
between the district and the city?
There will be available a regular bus line between the ATUREN
residential district and the city with needed frequency of trips.
11. What sights will there be in the district?
Within the district area an original 17-th century Orthodox Church
will be reconstructed according to the available sketches.
A number of meetings will be held with cultural institutions
for discussion of preliminary designs regarding arrangement
of open air museum exhibits, construction of one or more buildings
in original Bulgarian national revival style, as well as for
creating unique regional landmarks.
